Land measurement in Nepal
Nepal uses two traditional land systems. In the hilly region and the Kathmandu Valley, land is measured in Ropani, Aana, Paisa and Daam; in the Terai plains the Bigha, Kattha and Dhur system is used. Government land records at the Malpot (Land Revenue Office), the lalpurja (ownership certificate) and most property deals quote these units, while banks, architects and modern listings increasingly use square feet and square metres. Because one plot may appear in Ropani on a deed but in square feet in an advertisement, conversion is needed for buying, selling, valuation, loan collateral and dividing inherited land. Remembering that 1 Ropani = 5,476 sq ft and 1 Bigha = 72,900 sq ft also lets you compare the price per unit between hill and Terai districts.
